Temco builds on more success

Hot on the heels of its last success Temco are delighted to have been awarded two more new contracts by lawyers Kennedys and the charity Barnardo’s.

Kennedys is a fast growing specialist law firm with two London offices and eight in the regions, including one in Belfast. The total area covered by the contract is approximately 100,000 square feet.

“As an organisation making great inroads into the City, Temco were very keen to win our business,” said Tass Patsalides, Kennedys’ Director of Office Services, “It quickly became apparent that the whole of this contract would receive their full attention and their proposal gave us great confidence that they could deliver. As a bonus, these are nice guys who are good to work with. We already view them as partners.”

Having identified savings in their proposal, Temco impressed Kennedys with their innovative methodologies, providing a clear framework of costs, uniform quality management across the sites and clearly integrating the specification into the Service Level Agreement. Temco’s environmentally friendly cleaning methods also made a good impression. In addition to cleaning, the contract includes general waste, confidential waste, pest control, flowers and even Christmas trees.

 “These offices include highly prestigious customer facing areas that must be kept in impeccable order,” says Andrew Philpot, Temco’s Managing Director, “And housekeepers have been dedicated to keep the conference rooms ready for use at all times.

It is great that all the effort of building a highly responsive company is now bearing fruit. All clients need to feel that they matter to their contractors - a level of care that can sometimes fall by the wayside with larger corporate contractors.”

The second award was to clean Barnardo’s 56,000 sq ft UK headquarters in Barkingside. The tender for the modern workspace, which combines hot desking with an overnight clean desk policy, was managed by leading consultants Mace Macro. The contract includes pest control and waste management.

Innovations included the trialing of a highly eco-friendly ion exchange water based cleaning system that eradicates the use of cleaning chemicals.

New contracts for Temco

Temco Facility Services has recently been awarded an impressive range of contracts across both the private and public sectors.

First was Japanese tech firm KYOCERA Document Solutions Ltd’s ultra modern 27,000 sq ft headquarters in Reading. A newly refurbished building that staff have only recently occupied, its many highly technical features place specific demands on the contract. A totally new team was recruited and trained up for the contract.

Next was leading waste management company SITA UK’s 25,000 sq ft headquarters in Maidenhead. All productivity savings identified at tendering were realised following a two month transition period when Temco rescheduled periodic cleaning to enhance standards and improve daily cleaning productivity.

Temco have held the contract to clean The Henley College’s 142,000 sq ft premises for five years so was required to undertake a full retendering process to a new specification. Henley is an area where recruitment of cleaning staff is particularly challenging, so Temco’s ability to recruit and retain an outstanding team and achieve productivity savings over the previous contract period was particularly valuable.

Finally, Temco was awarded the contract to clean the flagship Pimlico Academy, a 120,000 sq ft new building which, thanks to Schools Plus use in the evenings is in virtually continuous use. As a result cleaning has to be highly organized and structured to take advantage of the opportunities afforded. The structure submitted provided a high standard at a competitive price, with a particular emphasis on using the best possible equipment.

A key element in the way cleaning contractors are perceived is staff appearance. Central to this is the uniform, which ensures a consistently smart image whilst giving staff clear delineation between work and leisure.

In addition we have a wide range of garments including tunics to give  customers a choice of how Temco staff will look on their sites.

We find that staff also appreciates the investment in a professional range of garments giving them a professional identify and visibility which recognises the important daily role they play in cleaning and maintaining a busy building.

Temco upgrades

New technology is revolutionising our process Temco uses when recruiting and training staff.

Temco embarked on a process earlier in the year to create a paperless office. One of the main areas where we generate paper is in the recruitment of staff and training. Using new technology and iPads Temco staff can now electronically sign all internal documents then send them to the office to be safely stored on our system.

Staff are still given copies of documentation, including our Staff Handbook and Safe System of Work, for them to review and keep for future reference. On one recent mobilisation we calculate we saved on 1,200 sheets of paper alone. This is now being extended to all internal training, making our structured training programme even easier to access.

Cutting waste at SITA

Temco Facility Services recently started cleaning the head office of SITA UK in Maidenhead.

SITA are a major international waste management company and, like all our blue chip customers, expect excellent service at a competitive price. Our systems showed that productivity savings could be achieved and without any compulsory redundancies we have been able to re-schedule the cleaning operations.

Our first review after six weeks was extremely positive with significant quality improvements being noted. A new periodic cleaning schedule will mean regular deep cleaning of key areas along with a new carpet cleaning regime.

Investing in technology

Temco work on a number of contracts with facility management specialists, FMS. At one of our major London sites we reviewed operations with FMS to understand how technology can help us to work smarter, not harder!

In terms of vacuuming Temco invested in a battery vacuum which gives carpets a real deep clean without all the hassle of cables, resulting in greatly increased productivity. Carpets really only need deep vacumming weekly so on the other four days the new, extremely light, Sidewinder Bacpacs are used. They quickly remove all visible debris and enable floors to be cleaned much quicker. Finally, after a successful trial at another contract we invested in the new Nilfisk scrubber dryer which goes right up to the edge and still removes all the water. The results were amazing- some people thought a new floor had been laid!

This machinery has been well received by all employees as it makes their job easier and has allowed the hours saved to be deployed in other areas of the contract.

Equipment guarantee

Temco understand there is nothing more frustrating than a machine that does not work. Temco have completed the roll out of a new maintenance contract that gives our Site Supervisors and Managers the ability to report faults directly to our service partner, who will then send out an engineer within 48 hours. The system can also track all services calls, which are updated in real time so we can check the progress of repairs and update staff accordingly.

This innovation is already having a very positive effect, ensuring our staff always have the tools to do the job.

Temco's innovation

We have recently extended the use of our bespoke Quality Management System across most contracts after they created an exciting product update and APP. All Temco regional staff now use iPads and the new APP has made the recording and generating of reports much simpler and paper free. A PDF summary report is instantly sent to all parties giving clients a very clear and concise report summarising performance. This can then be drilled down to in much greater detail by logging to into our management system. With technology moving so fast, Temco are making excellent use of the latest innovations to improve quality and productivity whilst giving our clients genuine transparency.

Review leads to improvements

One of our major London contracts, providing cleaning services to an international IT company has been undergoing a major refurbishment so we took the opportunity with the client to review service provision.

This revealed that the long established evening cleaning service was invisible to many staff, whilst those that did work late were being disturbed by it. In a radical reorganisation it was decided to reduce the number of out of hours cleaning staff whilst at the same time doubling the full time presence during the day. This really improved the profile of cleaning in the building.

We also took to the opportunity to invest in the latest vacuuming and floor scrubbing technology to enhance both standards and productivity. In addition all day housekeeping staff have been provided with new smartphones, allowing them to review conference room bookings and respond quickly to any service requests.

Temco success continues

Temco Facility Services are delighted to have won another three year contract at Henley College following a rigorous re-tendering process to ensure best value.

A key element in the award was the calibre of the staff and management.

More Temco success in Uxbridge

On 1st July Temco Facility Services took over the cleaning services at IBB Solicitors in Uxbridge. This is a very prestigious account requiring excellent standards to be maintained particularly in their executive meeting suite.

Four new contract wins

First came the prestigious contract to clean PepsiCo’s 110,000 sq ft UK and Ireland headquarters on the Arlington Business Park at Theale.

“During the tender process it was gratifying to note how well our processes fitted with PepsiCo,” explained Andrew Philpot, Temco’s Managing Director. “Meeting their corporate goals in areas such as Corporate Social Responsibility was important, and our adherence to KPIs using SmartInspect was key to providing the high level of service required by a global brand.”

This was followed by finance house Premium Credit, which is part of Bank of America, which awarded Temco the contract to clean its 40,000 sq ft offices in Epsom.

Third was 10,000 sq ft for Allport Specialist Services Division at Langley, and finally Microchip’s new 30,000 sq ft  European HQ at Winnersh Triangle.

“It has been a very busy period,” adds Andrew, “The quality and quantity of new business is impressive by anyone’s standards, demonstrating conclusively that Temco’s value+quality based business model works very well in the current business climate.”

Public sector contract wins

Following a full tendering process, Temco has been awarded a five year contract to clean nearly 500,000 sq ft of public sector space in north west London.

This comprises two areas where Temco was the previous incumbent - 200,000 sq ft at Harrow College and 210,000 in nine buildings at Harrow Civic Centre – plus 78,000 sq ft at Stanmore College.

“This was a tough, quality driven process,” says Andrew Philpot, Temco’s Managing Director, “We have held Harrow for some time now, and like all our contracts, have continued to enhance the service at every opportunity. This win vindicates that approach.”

Temco Boosts Right to Work Checks

Temco has demonstrated its commitment to the provision of the highest levels of service for clients by signing up with uComply to provide its Employee Right to Work Checks.

“This is an area where there is no room for complacency,” says Andrew Philpot, Temco’s Managing Director, “Criminals who wish to cheat the system are getting smarter every year, so it is vital to ensure that we have the best possible system. I believe that uComply has provided us with a comprehensive and robust identity document validation system, which not only provides the Statutory Excuse required by the UK Border Agency but also assures us and our clients that we have checked identities to the highest standards presently available.”

uComply’s Managing Director, Kim-Marie Freeston is keen to expand. “I find the number of companies that are prepared to take risks with Right to Work Checks alarming. If their system is not of sufficiently robust to provide a Statutory Excuse, they are risking fines of up to £10,000 per employee and some appalling reputational damage. Every company is at risk should they employ those whose identity they haven’t fully confirmed ”
